The Revenue Manager is responsible for identifying and maximizing all potential revenue opportunities for apartment stays over 30+ nights. Understanding channel and yield management is critical for maximizing revenues. The Revenue Manager is responsible for formulating long and short-term Revenue Management strategies and for overseeing their successful execution towards the advancement of RevPAR market share. This includes the analysis of revenue potential generated by the transient and group market segments as well as the market segmentation within transient and group.
- Analyze, identify, communicate and execute on revenue decisions, taking into account daily/weekly/monthly supply and demand forecasts, booking pace, competitive price intelligence and a comprehensive understanding of market conditions to maximize revenue opportunities.
- Monitor competitor rates, positioning, strategies, and data; maintain understanding of the dynamics of the local market and demand generators and present appropriate action plans to management.
- Understand the macro and micro-economic variables affecting supply and demand in the local marketplace and use this knowledge to create accurate operational and financial room revenue forecasts.
- Provide context on performance drivers – communicate beyond the metrics, explaining factors and decisions that had an impact on historical results so that these insights can inform future decisions.
- Perform unconstrained demand analysis to determine optimal business mix
- Analyze local events and activities and project the effect of opportunities they create
- Develop short and long-term forecasting for DF inventory
- Pricing strategy build outs for both OTA and Direct sources.
- Rate plan administration and perform audits and maintenance on all systems such as PMS, CoStar, RMS, and Yardi to ensure all distribution channels have correct content and pricing.
- Prepare Revenue Management content for monthly and quarterly stakeholder meetings.
- Liaise with the Business Intelligence team to enhance daily reporting needed for revenue management.
- Support the underwriting process at Sentral via collaboration with other departments and key stakeholders.
